If I reply with "I'll Take It" the seller has ALREADY gotten a PM from me stating: my name, phone number, and asking him whne and where he would like to meet, along with my VERY NEXT point in time I am available to meet to do the PPT and pay him cash in hand.
If I have questions, I send questions; questions are not an "I'll Take It".
As a seller, I never post "SPF". I only report back it is sold in my threads AFTER the PPT has been done and full payment is in hand (mine). I don't even mention in my thread someone is interested. Why? Because out of honesty, I'll always go with the first "I'll Take It" that ALSO sends ME name, phone number, and asking me when and where I would like to meet, along with their VERY NEXT point in time available to meet to do the PPT and pay me cash in hand. Without that, it's not a sale pending funds. A PM is not a sale, An "I'll Take It" with no info simultaneously is not a sale.
Otherwise, additional PMs after that are informed by return PM that I may have a buyer already, but I will keep them notified if that potential sale flakes - always. I figure there is no need for me to cut off potential interest when a "true" buyer just may not have seen the ad before the flake did. And I've had a few flakes arise, one a good while back even posting the "I'll Take It" smilie in the thread. Jerk.
In my opinion, there is no such thing as "Sold (or sale) Pending Funds". I don't need to tell anybody that up front - if you are interested, and PM me to buy it, THEN you will find out it's currently being held for a potential buyer who beat them to the punch, until we meet for the PPT and payment.
Why should I cut off anyone too soon by putting SPF in the ad? If anything, by not posting SPF in the ad or indicate it's being held in any way, it will encourage the first potential buyer that committed to it to get off his duff and not think it's being "reserved" for him, that he could very well lose it to someone else if he doesn't get his act in gear to send full info, meet, pay me, and do the PPT in a timely manner.
