If you buy the ranch, you're going to be competing with them for your future business. To make that purchase work, you're going to need to purchase the Thunder Ranch business (and bring in the needed talent to sustain that business) and not just buy the property.

    2) TrailerParkTrash has a very good point about the lead contamination issue. It doesn't matter if the lead is less toxic due to oxidation coating. It matters if the existence of the lead is perceived as a hazard. A trick question that was posed to a mine warfare class that I once took illustrated this. The instructor laid out a chart of a harbor, and then provided the capabilities of the various mines that could be used to shut down the harbor. Our task was to compute, from that data, the minimum number of mines required to deny the enemy the use of their harbor. We all came up with different mining strategies and provided the corresponding number of mines to the instructor, all which were said by him to be wrong. At the end of the class, he said that the minimum number of mines to needed to close the harbor was ZERO. All that was required was to make the enemy believe that the harbor was mined. Same thing here. If the ranch is believed to be lead contaminated, the buyer is gonna have a problem.
Good points for sure ! A prospective buyer might be wise check voter registration data, elected officials views on global warming, the"environment" and other trigger issues that would make the property into a financial hemorrhage.

I liked the mine story and that principle applies to lots more than harbors.

So very true, and that's why I often use that example as a teaching tool.....

That must increase the cost substantially. That stuff is EXPENSIVE.

Nevada does not require licenses, mandatory waiting periods or registration to purchase firearms - background checks are FEDERAL law, not State - and yes, PPT's are now required to go thru an FFL for the firearms transfer, not necessarily a background check - i am exempt from BG checks since i hold a valid CCW, that includes a PPT conducted thru an FFL - i've never purchased a firearm thru PPT but that is the law as explained to me by my LGS

What DROS paperwork do you mean?

What about the universal background check? There must be a state agency that performs that. Are the firearms listed when those transfers happen? If so, you can be certain it's de facto registration.
yes, gun transfers must go thru an FFL but, keep in mind if i buy a firearm off someone and we do the transfer at the FFL im still NOT required to go thru a background check - it's a transfer of gun ownership - the PPT requirement is for the purpose of recording the transfer of a firearm not necessarily to run a background check - yes, if you don't have a CCW the transfer is treated like a normal gun sale which does require the DROSing the firearm in question AND a background check on the buyer only the background check is a Federal requirement since the State now requires PPT's to be conducted thru an FFL - i don't believe performing the background check in any manner requires that the firearm information also be included, that's on the DROS which is forwarded to nobody - now, is there some database where all this information is being stored without our knowledge, i can't be sure of that but i do know the LGS i deal with is totally against stuff like that and if it existed i can't see how they wouldn't be aware of it

the Dealers Record of Sale (DROS) paperwork is the Form 4473, same one that everyone fills out - that stays with the FFL who recorded the sale

now, when i moved out here 5 years ago some cities, Las Vegas to name one, had passed what they referred to as "ordinances" in order to prevent gun owners from doing some of the very things that were legal to do in the rest of the state - i can carry my firearm in my vehicle, loaded, sitting right next to me, as long as it's in plain view, no CCW required, no permit of any kind required - Las Vegas had an "ordinance" that wouldn't allow you to carry in that manner in your vehicle - that and all those other "ordinances" were overturned by the courts and now every city in the state of NV have the exact same gun laws

if you visit NV, you can do the same, you're covered by NV law if you wish to do so

so, other than the PPT issue we've actually gained back some of the freedoms pertaining to our gun ownership that those ordinances tried to take away

It certainly does. He partners with an outfit that will deliver to the school who has better prices than most, but it is expensive.

Does anyone have ammo to blow on a training course anymore? The ammo cost more than the course??

I've been looking at lead free 9mm ammo, and it's generally 20-25% more expensive than brass FMJ--currently, that's 48-50 cpr for lead free vs. 36-40cpr for brass FMJ. Definitely more expensive. But not by as much as I had thought.

6.5 is a quite steep in that area. I just did finished a month long road trip in Oregon looking at properties. There was one in Lakeview we looked at. There is absolutely nothing out there. Not disparaging the people of Lakeview. Properties in that price range are getting thousands of acres. Not 800. I know there is a house on it and a couple ranges but this should be around 2.5 to 3 at best. I just bought 160 acres on the other side of the state for 400K and I overpaid by 50k but not by 3 mil. Come on Clint you gonna die with that property on the books.
