my registration cost half of what i paid in CA, plus i was recently charged $1 to get a registration extension on my truck - try getting that in CA, no you'd probably have to pay much more, plus your late fee would be costly too - my late fee when i did get my truck registered was $6.00

i have no idea what waiting periods you're talking about so can't really comment on that

I like your idea. To have so many partners would require creating a corporation and each member would be issued stock in proportion to what they invest.

nope, you've been misinformed

i can go into the LGS pick one out and leave that day with it on my person and there is no registration other than the same DROS everyone does and that, from what i've been told is not registration, the DROS stays with the LGS

i have a CCW so i don't even go through a BG check - i pay the normal shop fees and im on my way

the ONLY waiting period i have is when i have a firearm shipped to my FFL - when it arrives i can go pick it up and bring it home same day - just bought a Henry Big Boy Carbine on Gunbroker and it'll ship to my LGS and i can pick it up the same day it arrives - just the DROS paperwork

Actually that is not true. you can prove it yourself by looking at lead projectiles fired during the war for Independence.
After a short period of time rain and the elements actually form a white coating over the lead called oxidation.

Some time back people were complaining about lead in our water supply. An employee from FedGov explained by saying lead goes to the bottom and water is drawn off the top.

And you have universal background checks now, including for PPT's just like Cali. No more ftf at the shows anymore without going through an FFL. Same with OR. It's creeping towards CA, as much as you don't want to admit since you already moved there.

That might make it a very nice time share type of thing, at least for the housing part. But $100K is still a lot of money for any share. You are getting into upper end golf club membership costs.

Interestingly I ran into Cory Trapp from Gunsite today while getting some propane tanks filled at our local Ford dealer.

I hadn't seen him in over 30 years.

He's the guy on Gun Stories who shoots all the guns. He has very gray hair and beard.

Nice guy.

He is a nice guy, and very knowledgeable about anything firearms related. I most often see him as he navigates the roads of Gunsite on his ATV.

Payments w/o taxes are somewhere around $35,000 a month, which could be doable with enough classes for city, county, state and fed cops.
In other words political connections, or lots of partners with political connections.

A couple of things to keep in mind:

1) It sounds like the Smith's are bent on continuing their training business, just in a different format. They know what they're doing and have built a very good program. If you buy the ranch, you're going to be competing with them for your future business. To make that purchase work, you're going to need to purchase the Thunder Ranch business (and bring in the needed talent to sustain that business) and not just buy the property.

2) TrailerParkTrash has a very good point about the lead contamination issue. It doesn't matter if the lead is less toxic due to oxidation coating. It matters if the existence of the lead is perceived as a hazard. A trick question that was posed to a mine warfare class that I once took illustrated this. The instructor laid out a chart of a harbor, and then provided the capabilities of the various mines that could be used to shut down the harbor. Our task was to compute, from that data, the minimum number of mines required to deny the enemy the use of their harbor. We all came up with different mining strategies and provided the corresponding number of mines to the instructor, all which were said by him to be wrong. At the end of the class, he said that the minimum number of mines to needed to close the harbor was ZERO. All that was required was to make the enemy believe that the harbor was mined. Same thing here. If the ranch is believed to be lead contaminated, the buyer is gonna have a problem.

Maybe I was thinking of a proposed bill. I know they did pass a law a few years ago that was overturned.

What DROS paperwork do you mean?

What about the universal background check? There must be a state agency that performs that. Are the firearms listed when those transfers happen? If so, you can be certain it's de facto registration.
