        Im thinking of moving back to Arkansas. I was just there to deer hunt the rut. I usually go to our hunting land to shoot, but I went to my friends home. He made a range in his back yard. It was just awesome.

        The gun laws in Arkansas are some of the very best. There is a lot of good land and little Rock is really growing.

              My 4WD club president lives 35 minutes south of me (20 of that is stop n go city traffic!) - & I'm 4 miles south of downtown, for reference - and he & his neighbors shoot in his backyard.

                My buddy has a place in southern Oregon, 11 acres, and we shoot outside of his garage. Mostly rimfire and occasionally suppressed ARs because he doesn't want to disturb his neighbors with a bunch of noise. He also has a BLM spot 3 miles away that the locals shoot at (even though we were always the only ones on each visit) where we let loose with hours of centerfire noise.

                I thought about getting a large spread here in TX, but my Oregon friend kinda talked me out of it; after a number of years, he has grown a little tired of managing his property at his age. It would have been fun for a couple of years, but in my advancing age, I too realized my limitations.

                      The property has about 60ft of elevation change from the river to the back of the property.
                      Other nearby lots up and down the river are similar and most built on the back half of their property.
                      Even the 500yr flood figures do not get more than 10ft above normal.

                              Your post #40 really answered all my concerns. I was part of a Ad Hoc comity studying the effect of the new FEMA flood plane resets and the relationship in insurance rates. I wont go into the bulk of it here it's just to long winded but to summarize " you don't want to be in a flood plain and owe money on your improvements". Just to be safe you might want to talk to the county and find out when the flood plain was set, the date or if they are getting ready to reset. Then talk to the insurance company and lender you will be using and find out what they "require" there for your stretch of paradise. I know of one guy that it was cheaper to buy another piece of property and have his stick built house to it cheaper than his insurance would have been, serious chit. My FIRST question when I bought this house was flood plain. HTH
