Does seeing how her property is being treated include rifiling through your lingeries drawer, going through your closets or looking under your bed?

Its a walk through - anything more than that and she's over stepping her rights - and I'd be looking for another place to live.

I own a 4 plex and have done a number of walk throughs on my tenants. You walk in, look around and leave.

An inspection is easy. They usually want to check for plumbing leaks, light switches working and heating and air.

Those are the things that start fires or cause thousands in water damage.

Stick your hardware in the closet and it won't be seen.

We had a time of rental between our own homes. Asked the landlord if I could set a safe on the floor unbolted and he said sure. We talked guns a bit and found out we were both members here.

Put them under the bed for the inspection, pull them out after she leaves. Assuming you will be there to meet her at a scheduled time of course.

Get a storage box similar to one of these, put your stuff in it, lock it up and put it in a closet. (assuming you don't have a safe)

Put them away, but don't worry too much about it. They came to my apartment when I was at work, and I don't think they touched a thing. I had 3 shotguns and a rifle in my closet and they never mentioned anything. And this is a fairly anti-firearm area.

Who even knows if the landlord will be there. They sent the maintenance guys through our complex.

As a landlord, I visit my units 2-3 times a year. My concern is how the unit is maintained. I check smoke, CO2 alarms, I check Central air and Heating units, appliances and toilets because I pay for water and gas.

ALL I care about is you pay your rent on time, don't disturb other tenants and maintain the unit in the same condition you recieved it in. I don't care about your sexual escapades, drug use, or personal posessions, including firearms.

Aviod the drama and anti gun sentiment that runs rampant through this state, hide them in some fashion. I like the between matress and foundation idea.

I wouldn't recommend doing a full break down and cleaning while they are there lol but I wouldn't think too much into this. When I have maintenance or inspection where I live I just make sure all my firearms and related gear is put away in the safe or whatever gearbags I have other stuff in like ammo and stuff in my range bags. They are basically going down a checklist to make sure there is no mold in the bathrooms and window sill, sinks air filters crap like that. I have never ever had them open a closet or a drawer.

Basically if your gear is childproofed your gtg.

Keep them out of sight, and be there if you can help it.

When I do inspections of my units, I urge the tenants to be there to walk it with me just to avoid any potential problems that could possibly occur. Protects myself and the tenant.

That being said, when I notice something out of the ordinary(read: porn, 'intimate' apparatus etc..) it becomes awkward, but I just keep moving, don't make a deal of it. I have had a tenant show me his collection of hunting rifles as he knew I was into it as well.
