Doesn't the room being locked suffice? Assuming he lives in his own room.

Nobody will notice you dragging that through the living room.

A standard gun safe is difficult to hide. I would move the bed in when none of the other roommates are around and not talk about it. Additionally, put a lock on the bedroom door so if for some reason one of your roommates does something stupid that requires LE to visit the apartment, they would need a specific search warrant to enter your personal bedroom.
Yup, stealth is the most important factor. As for storage units, I've been robbed three times. More stuff has been stolen out of my storage units than anywhere else.

I would not mention them to anyone. You will have neverending jokes about how not to make you mad "or else", or how you should grab your gun and just shoot someone, etc. Not to mention if things go south and someone says they don't feel safe around you because of your guns. Might be that you strike up a one night stand with one of the guys or girls in a drunken stupor. They regret it or get mad you don't like them in the morning. Now you've got a red flag situation and they take all your firearms.

Tell nobody anything. Act like you don't have guns in the house. DON'T BUY A BIG SAFE AND ADVERTISE WHAT YOU HAVE!!

Act like you're renting a room on a temporary basis, and you'll be treated like you're renting a room on a temporary basis.

I rented a room for 10 months once. I told nobody what I was doing, and kept the guns securely hidden, and made no obvious references to what I had. Keep them in discrete cases and don't advertise and nobody will bother you.

The firearms simply being in a locked room does not meet the requirements under CA laws.

Since 01-01-2014, CA laws requires one the following conditions:
                A. The firearms being in a locked container or locked gun safe. [PC 25135(a)(1) and (a)(3)]
                B. The firearms being disabled by a firearm safety device or a locking device that renders the firearm inoperable. [PC 25135(a)(2) and (a)(5)]
                C. The firearms being in the locked trunk of a vehicle. [PC 25135(a)(4)]
                D. The firearms are being carried by the owner or are in close proximity that only the owner can readily retrieve and carry them. [PC 25135(a)(6)]
