Is now a good time to buy or sell a home?
I get this question a lot lately and my answer is always the same. "Maybe, depending on your situation"
The market has definitely changed with the Feds efforts to....do whatever it is they are trying to do
Mortgage rates have more than doubled from their pandemic lows, inflation has surged and the economy is in a recession but it isn't all doom and gloom
Here are some things to take into consideration if you're thinking about buying or selling a home
Buyers:
According to Moody's Analytics, the rental market hit its highest point in 20 years in Q4 of 2022
Generally speaking, rents go up, mortgage payments remain fixed (unless you have an adjustable rate)
With a cooling housing market, sellers are more willing to negotiate price, closing costs and/or repairs
Buyers aren't having to waive inspections in order to compete with other offers
Higher rates have pushed many buyers to the sidelines which means less competition for people who are looking to buy right now
People who do buy right now with a higher rate, may have the opportunity to refinance when rates come down
Houses are sitting on the market longer which means you'll have time to THINK and make a decision without being rushed
Sellers:
There still aren't many homes on the market which is protecting the value of your home even in the face of higher interest rates
Interest rates seem to have stabilized and may begin a downward trend if inflation continues to come down. Lower rates will bring buyers off the sidelines and back into the market which will be supportive of prices
We're not seeing the insane appreciation rates of 2020 and 2021 but we're also not seeing a 'crash' when it comes to value. Many home owners are still sitting on a significant amount of equity
Yes rates are higher but down payment trumps interest rates if you have enough equity
It can still be possible to keep your payments low on a new purchase if you're putting a big enough down payment from your sale.
So, depending on your situation it might be a good time to buy or a good time to sell.

Rates Aren't Great, But People Are Still Buying And Selling
While it seems there is little to no relief when it comes to rates or house prices, people are still managing to buy and sell homes in the current market.
Experience shows me that people are often surprised that they can still get into their 'comfort zone' especially when selling a home and using those funds to buy their next home

Bought A Home In 2023?
Howdy everyone, been a while since I've been on and glad to see the site is up and running smoothly!
Mortgage rates are coming off of 20 year highs and the more reports that come out showing inflation is cooling off and/or the job market deteriorating, the more likely we will see mortgage rates come down. Of course, the numbers are going to be heavily skewed as evidenced by the massive negative revisions to the jobs numbers but perhaps at some point, reality will trump phony numbers and the markets will react accordingly
For those of you who bought homes recently, this means there might be an opportunity on the horizon to refinance to a lower rate and save some money
It might not pencil out right now, but NOW is the time to get ready
