    PPT through FFL question

Hello FFLs. I have a question in regards to a PPT from a fellow calgunner.
I opted to buy an XD 40 from a local. When I asked to see the model and serial, I saw that the model is an HC variant. Of course I asked him if he was LEO or the gun was SSC. He said no to both. He called me and told me that his uncle owned the gun out of state and left it to him after dying. The gun was never registered in CA but he has taken possession. This sounds really sketchy to me but is there any way that the DOJ will approve a PPT or am I pissing away money on a DROS? Also, will I be on the hook to sell the thing if the transfer is denied? Should I walk away or get a contingency contracted with the bill of sale toget my money back plus the DROS fee if it is denied?

PPT is exempt from the Roster. An off-Roster gun will bother no one.

Registration is not a required attribute of a gun - it applies to the act of transfer. A gun not known to CA will bother no one. (At least, until about 2090 for handguns - 100 years after California required transfers to be documented.)

Frozen in 2015, it is falling out of date and I can no longer edit the content. But much of it is still good!

It doesn't sound sketchy to me. It sounds like a normal transaction that is done many times every day in CA.
