FFL + approval from property owner + zoning verification

I am submitting my 07 FFL to the BATFE soon and the property owner has okayed my business. What does the letter have to say when I submit it? The owner told me type it all up and then he will print his name and sign it. I don't want to leave anything out, and then have to type another one.

2nd challenge I am dealing with is my city lists his building as a residential structure. Online it says there are 100's or 1000s of unaccounted for legal nonconforming structures. I found the zoning ordinance from 1923, his building was build in 1946, and then the next zoning ordnance wasn't until 1959. The 1923 ordinance includes his property as a business/manufacturing zone. I was going to include all of these things in my application, plus a print out from our local government website saying there are a ton of unaccounted for legal nonconforming structures. I might be able to get a copy from the fire department saying the building is up to code, because there was an inspection last year.

Do you think this is enough? I really don't want to have to go deal with the zoning department in Portland.

Go deal with the zoning department. ATF will and, if you don't qualify, you'll be denied. Get all your ducks in line before sending the application.

By the way, residential doesn't always mean no business use.

The letter can simply say something to the effect of:
      --
As the owner of the building at 123 Main St, Bend, Oregon we acknowledge that Wireless will be a firearms retailer [or manufacturer based on your 07]. We understand he will be required to comply with all local, state, and federal laws.

      Regards,
      Owner of Property
