    Arizona member question

    Maybe someone here will have some information. We've been looking mainly online and the same few people seem to come up and most of the time they are not forthcoming on the property or some even have "restrictions" for the property you would buy outright.

    We're looking at anything really that isn't completely scrub in the 30-40 acre range with the main purpose of just using occasionally for camping and shooting for the most part. One group of properties that are for sale look nice but has an HOA? NO THANKS. This is what we are seeing a lot of.

    One group G-Bar Ranch properties are selling 40 acre parcels but have an HOA and that's just not even o.k. for me. They advertise "hunting", "fishing", "camping" etc. then when you dig into their HOA "laws" on is "NO OUTDOOR SHOOTING", because we want to preserve our elk and deer....uh ok. So I guess that hunting part only takes place in a structure?

    Personally when I do buy a piece of property I want to use it for whatever I want, what happened to that being the norm?. EDIT: We finally spoke with our realtor that we went through to purchase the house and she is going to hook us up with people in her office that are land specialists so maybe there is hope.

    Why wouldn't you want a place that's completely scrub? Otherwise you have to clear shooting lanes. Lots of work. If I could buy 40 acres of sand dune I'd be happy.

          Standing invite once we get a final property, I would love to see people use it for camping and shooting. My SIL may be hanging around there but as a retired Marine she’s a kick to hang around with.

              Mainly just because they’re more a possible investment into the future for development. Also they are more climate friendly year round at a higher altitude.

                What areas are you looking at? Catalina area, or more to the back side of the Catalinas by Oracle?

                  Depends on where you are, I understand that some POAs in the boonies are for preventing feral hogs (CC&Rs specifically proscribe pig farming) and for the maintenance of roads and common wells.

                    We've been looking in Northern Arizona areas. St. John's, Snowflake etc.

                      I can see some of that being a good thing except when they have rules such as "no outdoor shooting allowed" That's a deal breaker for me.

                        40 acre parcelsare available up near Heber. I paid 12 k a long time ago. Or try looking out s east canelo hills area.

                          That's why you want to stay far away from Homeowner Associations. They are designed to kill freedom and constrain your freedom to use your property as you see fit. Some people like to live this way but an HOA represents a constant threat via the dreaded HOA Board Karen's who will eventually come for you.

                          Man is not meant to live this way. I'd encourage you to make the effort to find something unencumbered by such schemes. I've looked at a few properties over the years that fell under the rules of an HOA and in every case, a careful reading of the Covenants, Conditions and Restrictions (CC&R's) was enough to scare me off.                             You can probably find it cheaper in the Williams/desert areas. I used to live in Flagstaff. The forest is really thick, as in you can't see much more than 20 yards in most places.
