Yes, you understand correctly - one is limited to 5 'occasions of transfer' per calendar year.

Frozen in 2015, it is falling out of date and I can no longer edit the content. But much of it is still good!

How does that work with auction houses? I've heard of people selling multiple firearms at one time.

All the firearms transferred to the auction house is considered one transaction.
^The transfer is from the owner to the auction house (FFL). The buyers of the auctions are receiving the items from the auction house (FFL), not the previous owner of the firearms.

          Under CA laws...
A transaction can be for any number of firearms. [PC 16730(b)]
Transactions are limited to less than 6 per calendar year [PC 16730(a)(1)] for a total of 50 firearms per calendar year [PC 16730(a)(2)].
