    Bug Out Property

    I was inspired to post this here thanks to the BOP post by OHOD. I have been looking for some property as described below and ran across this. It looks too good to be true and you know what that means.

    It is a Bankruptcy sale:

    Description: Estate's interest in 10.83 acres of vacant land in Deschutes County, Oregon near Bend and Brothers. The APN # is 1911616-00-00200. According to the county assessor, the land is primarily for farm use, is a rural lot, and part of the Horse Ridge subzone and Wildlife Area Combining Zone. The status of sewer, water, utilities is 'in the area.' 2009 and 2010 taxes have not been paid. The amount due through 2010 is 285.77. We do not know the status of 2011 tax rate.

    Location Info: The property is located approximately 5 miles northeast of Bend.

    Liens: There is a total of at least $285.77 is past due taxes. We do not know of any other liens.

    I am not particularly knowledgeable about real estate and even more so when it comes to rural land. So what am I missing here? Pay the $2500 and back taxes of $427.11 and closing costs of $225 and be good to go? The only thing that I spot is it says "Estate's interest in 10.83 acres of vacant land" does that mean there might be other owners? I know Bend and would not mind having some land near there and this looks good but something is setting off my warning system, know what I mean?

        pretty sure that not a valid APN. It should be ######-LL-#####
        6 numbers, 2 letters and 5 numbers

          That makes sense. I was able to back into the property (I think) with that particular website. Then, Google was my friend from there with the debtor name. I think the property at Sunriver Realty is more or less the same (even the lots size matches). A Google satellite map shows some very nice properties in the same area.

            It is an AUCTION.

            The starting bid is $2,500.00

            If nobody else bids, you could wind up getting the land for about $3,000

            Depending upon the property, it could shoot way up to a lot higher than that.

              You can buy 40 acre parcels in the Nevada desert around 3,000 to 3,500.... If you don't mind eating rattle snake you won't go hungry.....key is to find ones with year around streams....

                    Thanks for finding that. I was looking through those records but my search-fu was weak. So I take it that there may not be access or an easement into the property? So let's say I put a snipe in for $2,500, what's the worst that could happen, I'm out $2,500 or are there risks lurking about that I am not ware of?

                      I wouldn't buy it site unseen.
                      I'd go up to the area, check it out, talk to a well builder and see how much it would cost to put in a well. I'm not sure about water rights in Oregon...

                        i dont know anything about it because we just got here in jan. people keep saying property tax is very high in OR though. but theres no sales tax!

                          Its been sold 6 times in a few years and each time it got cheaper? Something is wrong with that property.

                          If you want land look in the tax lein sales. I saw thousands of parcels of land for sale in one section of the sierras alone. Probably the same all over the country. Land is cheap and is the 1st thing to go in a depression. If you cant live in it no one wants it.
