What do I need to replace this with? Hub, router, switch?

no need for guests using the internet? then unmanaged switch is best option.

if having more users to be able to use your network and internet is a good idea, then a router and also a unmanaged switch. (this is my setup at home). it would be good to have a router with wifi and a guest account for wifi that you can turn on/off. i have to modify my router rules if i have guest to increase the number if IP + having to give them my wifi ssid (which i later change after they're gone). that is the weak point of my asus router - lack of a guest account.

How old is the modem? Does the dsl have problems only during certain times like rain or in the morning? Trendnet 1 gig switches are the way to go but I would really consider getting rid of the 5 public ips you are paying for a month and just use one and put a router behind it and use it for dhcp. Since it is an office I would get a router with 802.11 n and also a public and private ssid/network group. That way you can protect your network and pc's with a fireawall and also let customers/clients surf the internet but not have access to your network when they visit.
