    I figured this would be best in this forum over off topic or my personal forum.

    I retired last year and planned to travel the world. I spent 5 months in Thailand and Cambodia and while there I learned my son needs to stay in the USA to finish high school. He also wants to enroll in the electrician apprentice program here in AZ and I want to help him pursue that so I most likely will be in AZ on a regular basis for another 3 years. I'll be building a house in Thailand while I'm waiting.

    I have 10 beautiful acres of land northwest of Phoenix. I am on it almost every weekend camping, shooting, relaxing, hiking, etc. It is my little heaven and Calgunners that have visited agree.

    The area is getting more popular with full time residents and new land owners are trying out hipcamp. I've looked at their hip camp sites and it is pretty dismal. Just flat, ugly parts of the area so the selling point is just being alone on private land.

    My land is in the best spot. It can be accessed by a high clearance 2wd (I go in my rwd Jeep Commander all the time and even in an awd minivan but that scrapes) or just about any awd/4wd vehicle as high as a typical Subaru outback. No desert pinstripping involved. It is between my 2 friends 10 and 50 acre lots and they are both gun enthusiasts with their own gun ranges. Behind my back property line is about 1000 acres of state trust land that is locked inside private land so no one has legal access. My son spent 3 hours out there hiking the mountains and caves just 1 mile from my back yard. Down the road is a barb wire gate that access another 10,000 acres of BLM land with more caves, a 200 ft wide dry river bed for sand drag racing or hunting. I've seen coyote, deer, javalina (no hunt), bobcats, foxes, and there are about 10 mountain lions in the area (might be able to hunt with AZFG tag). There are miles of marked sxs/Jeep trails.

    The rough thing about the land is no utilities. I've camped there and hauled water and used a generator but long term is just not practical yet. I have a 25ft RV that I want to rent out to campers/shooters. It is a 2017 and everything works. It just is not a luxury camper. With that anyone can easily do 2-5 days depending on water usage. I most likely will build a water tower so I can haul 200+ gallons for longer rentals. I also plan on building an outhouse/septic/incinerator toilet to minimize wear on the rv bathroom. I personally prefer to go outside as it just feels weird to me to go in a camper.

    I'm trying to figure out how much something like this is worth to shooters. Hip camp spots typically are $15-100 for bare bones camping.
    RV rentals are about $75-150 for my type of RV.
    But the real value is in the gun shooting.
    There are really no restrictions since it's private land. I do night shoots, tannerite, fireworks, steel targets (about 20 on the land), and long distance out to 1 mile. Fire season closes AZ public land from April until October but I shoot year round. Not much vegetation to worry about and a fire won't damage anything there. We've had bonfires and parties out there. It's so secluded yet you can see the city in the distance since it's at a slightly higher elevation.

    I know it's a long drive for CA residents but it's not bad if you want to do a drive up on a Friday night and leave Sunday afternoon. I'd guess about 8 hrs from LAX. Perfect for Spring Training or the 3 day SAR show.

    What would you pay for an RV onsite of a private gun range ready to go with water, generator, propane, primitive bathroom? I'd set it up and take it all down. You just have to show up with your necessities and food.
