I'm 40 miles east of Boise, 5 years ago bought my house for $229K just did a refi 4 weeks ago and the house appraised at $551, the appraiser told me not to sell for what he appraised it for, he has to appraise for what the bank will finance it for.

So if it is hitting out here I can't imagine what Boise and sounding areas are.

looks like we might be heading to SD or WY.

We're staying put...about 10-12 miles toward the Owyhee's from Kuna. We could find a new place if we were willing to move, but I doubt we'd have the outbuildings and a fertile hay field for horse chow.

Same here, we had our newly constructed home in Eagle appraised for a refi from a construction loan. The appraiser said refi appraisals are more conservative for the bank, so that it would be lower from what a sale appraisal would be.

LOL, so true. I was born and raised in Southern Cal. There isn't enough money in the world to make me move back there...... I'd sooner move to Oklahoma.

Geez - maybe some of you looking for an unspoiled wilderness with modern conveniences, perfectly-aligned politics, and Tier One medical care should get together and buy an offshore oil platform with helicopter access and declare yourselves a sovereign nation.

Check the politics of Idaho in the '70s. Frank Church (US Senator from Idaho) and Cecil Andrus (Governor) were among the most liberal democrats in the nation. I stand by my opinion that newcomers to Idaho are making the state more conservative. Since I came from Kansas, perhaps you're right about my replacement in Topeka but frankly, it seems to me that Kansas has become more conservative over the last 50 years as well.

Young lady, the Expatriate forum reflects who we are. You might google the word.

Idaho's Constitution protects firearms and their use. It was written by a Democrat. Comparing it to California's gun laws might help you understand. Give it 10-15 minutes when you check Idaho's gun laws. Your time to read California's should keep most people busy for a week or two. If I were you, I'd plan for a couple of months.

I think you might be suffering from the "I-don't-have-the-balls-to-move" syndrome.

Thats a big price premium to pay for Idaho, not sure it is worth it anymore. Great for all you guys that bought lower and didnt have to pay the premium. Its a far different value proposition for people considering the move now. Especially considering all the traffic and infrastructure problems a massive influx of growth brings. I guess if you live in CA and sell your $500K house for $1M, you can afford to buy a $500K place in Idaho that was only $200K a few years ago.

The economy and housing market is superoverheated right now because of the insanely low interest rates. But eventually interest rates will increase and prices should stabilize.

And there simply isnt enough inventory. So supply should increase overtime. When there is more supply, prices should level off.

Everyone makes more in CA than ID. But it's all relative. The cost of living up here is much less. Unless you're a renter, it's cheaper to live here overall than CA. Two trucks, 1 boat, 4 atv's, and three trailers all cost cheaper to register than just my truck in CA. Insurance for both vehicles and homes is half, and fuel is about 1/3 less right now. Even if you rent (my son does), you still bring home more on your check as a rule than folks in CA. Add to that the fact that I am no more than 30 minutes to at least 10 lakes or navigable rivers, 15 minutes from 3 shooting ranges, and 60 minutes max to three ski areas. Off road and USFS rec land is 10 minutes away. California's regulations and restrictions are pretty much stifling rec opportunities as time goes on.

Funny thing, the last time I was in CA was in Sept of last year. Coincidentally the northern part of the state was burning, and power was out for a large portion of Santa Cruz County at the time. The image I remember was headlights at 5:00pm needed on I-505 NB headed back up here. My wife was flying back too at the time and said it looked like the pit of Hell flying out of Oakland in the fires. Good times......

We leave Monday for SAC. It's forecast for >105F before the weekend. More than Idaho. California's water availability sucks. Water is an issue here...we just had our irrigation water this season cut by 60%.

Thats a big price premium to pay for Idaho, not sure it is worth it anymore. Great for all you guys that bought lower and didnt have to pay the premium. Its a far different value proposition for people considering the move now. Especially considering all the traffic and infrastructure problems a massive influx of growth brings. I guess if you live in CA and sell your $500K house for $1M, you can afford to buy a $500K place in Idaho that was only $200K a few years ago.

The economy and housing market is superoverheated right now because of the insanely low interest rates. But eventually interest rates will increase and prices should stabilize.

And there simply isnt enough inventory. So supply should increase overtime. When there is more supply, prices should level off.
Wife quit the Idaho Senate two years ago. She loved the work, we met a lot of great people in both Executive and Legislative branches. The reason she quit was twofold...stop and go traffic coming home. A minor rear ender could add an hour to your commute. Off topic a bit, at least half the cars with California cars drive like azzholes...tailgating is SOP.
