The market is artificially inflated because of fleeing Californians.

Ya'll sell your 1200sqft shanty for 1 million and get into bidding wars with other people from California that have done the same. Idahoans can't keep pace with the soaring rents and cost of housing.

I've been told my current house can rent for just about double what my mortgage payment is. I also had my mortgage company reach out and want me to refi. In 4 years the value has almost doubled. That's pretty nuts especially since I'm not in Cal-Idaho of Ada county but out here with the rest of the bumpkins in Canyon County.

Our realtor in Meridian just told me that the house we bought in Star in September of 2019 for $384k will list for $505k and will most likely sell between 10k to 15k over asking price. So, a gain of $131k in a little over one year.

Our house in Eagle is the unbelievable stroke of good luck. We bought at it two months ago for 420k. The appraisal came in at the asking price of $400k. We bid over asking. One month later, the same floor plan sold for $495k. Houses that are smaller than ours are being listed and sold for $515k. Our realtor feels confident that the house in Eagle would sell in a single day at $515k How does one make $95k in appreciation in 2 months?

I was hoping for this appreciation in a five year time period. Builders are still predicting gains until 2024. Just crazy.....

She also submitted 12 bids last week between 15-26k over asking and they were all rejected. There are only 27 homes available for sale in Star.

Ada is just nuts, I almost wish we bought in Ada so I could sell and move to Canyon... but then I would of had to live in Ada

More move to the TV from eastern Idaho than from out of state.

Have you thought of renting your current place and buying another. That worked for us while in TX with a house in California we leased.

Were I you, I'd be effen" thankful to be in Canyon v. Ada county.

The traffic is going to be insane in a couple years and no infrastructure to support it. The air quality will be horrendous.

I've pretty much written off the entire west for relocation. Looking more like TN, KY, or OK for me.

The traffic is already terrible because of what you said, there's zero infrastructure.

IDK about that.. my street is full of out of Staters, 5 are from California, one from Arkansas and that's all I personally know.

Oh yeah I don't want to live in Ada at all, it's way too much like California with the nasty traffic, stucco strip malls, the Bed Bath and Beyond shopping centers and the pretentious D-bags in their Teslas sporting skinny jeans and North Face puffy jackets with coexist and refugees welcome bumper stickers.

We've been talking about renting out our place and then moving further out into the sticks like Homedale or Wilder. We don't have the cash for 20% down and I'm not sure I want to do an FHA.. really don't want to re-fi to pull out equity to get the money. Actually pretty happy where we are.

Lived on a "gentleman's farm" north of Nampa for 23 years and my wife was born and raised in Nampa. Moved to Boise 6 years ago when my mom passed away.

We have many fond memories of canyon county, excluding:

National hotspot for West Nile virus
Mosquito capital of Idaho
Motor vehicles piloted by random-number generators
Hay fever
"weed control" county that cannot/ will not control puncture vine and water hemlock on their own property

Really enjoyed my four acres with critters and poultry, until the surrounding farms started growing houses instead of corn. Also, feral cats moved in encouraged by well-meaning suburbanites who fed them. They began to eat my chickens and were introduced to Mr. Ruger Security Six (really fast 110 grain loads work well on them).

Mom left us a wonderful house on a large property and if we move, it will be to a substantial river-front acreage in Payette or Gem county. The best deals are for larger acreages (20+) and we're keeping our eyes open but don't really want to move unless something really good comes up.
