If it didn't pencil out at 3.6 million, how is the property worth 9 million?

So, they are selling it for 9 Mil? Seems bit stiff.

Well, if they could figure out how to develop on top of it it might be worth it, otherwise who is going to allow building on a former gun range.

Shooting range business models just don't seem to pan out do they? Location, regulations, and target market just don't get the cash flows going.

Owners probably just put up a rice they'd be willing to walk away from.

You cut the top 6' of dirt off the property and backfill it with fresh dirt that clears EPA standards, that's how.

Exactly, a Tactical Academy without a range really isn't worth anything is it?

Maybe it's just not worth and they don't want to muddy up potential buyers for other usages. In the end, if they got their asking price, how much more would an FFL business get them as part of the deal or not?
