Have you ever thought of meeting up with your state senator or representative to discuss your concerns? It's easy to do and the politicians are eager to meet and visit with you.

The "mormons" thing is very real, and not supposedly so.

Howie, off topic, but have you ever been on the Targhee Creek trail in your part of Idaho? I'm planning on hiking it when the creek level falls, with the objective of getting pix of grizzly bears with a telephoto lens.

I just saw my first grizzly on Thursday. I was with my folks that were visiting and luckily for us we sighted the massive beast from a comfy chair lift on Schweitzer mountain.

The area north of CDA is SOLID red. I have only seen a few weird colored hair old ladies and everyone I talk to is far right of center. Ruby ridge is still discussed. There are now action plans similar to what happened at bundy ranch.

Housing here is holding firm on prices but I see them on the market longer and longer. There a a few that sat long enough to be pulled from MLS the rest have offers below asking price.

Not yet. Stil exploring everything between Ririe and Palisades, and east to Jackson and Alpine. Also spend time on Black Pine mountain west of Malad, little lost creek valley north of Howe.....
Sometimes in and around Bear lake.

The market is slowing down a touch. I actually have all the brokers I interviewed for 6 months ago calling and wanting me on board now. I guess letting houses sell themselves wasn't a good strategy.

And how did I not notice you're in Sagle? Closer to Sandpoint or Cocollala?

True story. My pasture is half green right now because I need to repair some pipes, but it is awesome to water and water some more and water some more.
Found a tree with berries on it and had to look it up (they look like black berries)
have now had mulberry pie, mulberry muffins, mulberry cobbler.

Didn't realize you had moved to ID from Sparks. We had looked long and hard at Spanish Springs area and as soon as we drove into the Treasure Valley (October '20) my wife said this is where she wanted to live. Moved here the next month and love it.

The Hagerman Valley area is awesome. We just had a thunderstorm here. Didn't expect it and was hoping for clear Skys tonight to watch the media shower. we will see

All I know is that houses where I live were selling like hot-cakes for a long time. Now, the neighbor's house has been on the market for 60 days with no offers. It was priced "right" for 6 months ago. Now, not so much.

Yesterday's WSJ had a multi-page article on Boise housing.

If you need a one sentence synopsis, you could say the mad-house for selling houses has slowed a bunch.

Reading the story start to finish might take 20 minutes or so. I'd recommend it.

I read an article from Thursday's Idaho Newspaper can't remember the exact name, but the broker was saying the $1.2M market is still doing quite well for out of state buyers. More expensive homes the builders have stopped building and the entry level home developments are all being put on hold til the developers/builders see where the market goes in the next 6-12 months. There is a lot of inventory in the entry level market and the broker was saying this next 12 months will be a good time for instate buyers to be able to purchase. They have been forced out the last couple of years with the influx of out of state buyers.

Pretty much what I've observed in the area the last two months. If a home is not priced very aggressively, it is going to be on the market 15-30 days and likely will have a price cut or two. The upside for many of the sellers is if they purchased prior to 2018 they are still sitting on a nice percentage equity increase from when they purchased.

We bought our just-over-the-line Canyon county place in 2002...we're definitely more than blessed with appreciation and a relatively low property tax yearly increase.

CBH is building a bunch of new houses south of Kuna. Dammit...that probably means a traffic light sooner or later on Kuna Road.

I recently learned that a certain, rather large developer up North is sitting on 60+ lots that he went from literally auctioning off to he cannot sell at the moment.

Idaho is going to have a hard time if property values come down in the state but remain extremely elevated elsewhere. Idaho has so far refused to make developers pay anything “reasonable” to put in housing tracts but yet not provide the funds from impact fees for additional emergency services, roads, etc.

It just closed for $800 k

I am on Zillow everyday and I am currently seeing a HARD FREEZE on housing prices in Texas in areas outside of Austin. However. From the affordability of the mortgage perspective, I anticipate further reductions in RE most everywhere.

I did this earlier today on a mortgage calculator and a 3% 500k mortgage was +/- $40 less than a 5% 400K mortgage. Both fixed for 30 years.

My calculator showed $2,147 for 400k 5% vs $2,108 for 500k 3%. There were a lot of buyers that went into contract 12+ months ago on a new home to be built and now they have to find another $500/month for the same house?
