Hey CalGunners, thought I’d reach out to those living in the South Bay, LA & Orange County areas who are thinking of selling. I've been a realtor for 30 yrs and have sold everything from multi-million $ estates to vacant lots in Watts. Whether you’re Escaping From CA, moving across town, or need to sell due to estate-settling purposes or other reasons, please consider my qualifications below:

• Licensed Salesperson 1987, licensed Broker 1997. Perfect record with the DRE.
• Licensed Real Estate Appraiser 1993-2004.
• Experienced probate and trust sale agent.
• Experienced REO agent
• Certified Seniors Real Estate Specialist (SRES®) and Seller Representative Specialist (SRS®).

Simple Listing Terms:
• Commission – Always less than the big companies (usually less than 5% with 2.5% to the selling broker). That's for full service representation.
• Listing Period – 60 days but you can cancel (free) any time for any reason if you’re not happy with my service. That’s how confident I am that we will work great together to get your property sold.

Expert Seller Representation:
I work for YOU, in the most professional, honest, and transparent way while always putting your needs first. I’m not a serial “double-ender”. In today’s hyper-competitive market buyers often try to strategize buying thru the seller’s agent with the expectation of getting “the seller’s lowest price” since the seller’s agent would get both sides of the commission. Doesn’t work with me! I always put my seller’s needs first and have a simple strategy on how to avoid getting caught up in dual representation without losing a potential buyer for your property. Furthermore, I handle all critical aspects of your transaction myself. Your home is likely the most valuable asset you own so you can rest assured knowing that your transaction will be managed by a highly experienced professional.

Marketing:
I tailor a marketing plan specific to each listing, and leverage experience & technology for full market exposure. Through a unique multi-media marketing campaign that includes social media and Internet marketing, professional photos and virtual tours, and by leveraging the assets of the MLS, Zillow and Redfin, my listings are exposed to the largest number of agents and buyers possible. From there, I take measures to ensure all Buyer offers are screened and submitted with the appropriate documentation to ensure they’re closable.

Thinking of selling soon?

I recently sold this South Bay home for a family who escaped to Michigan.
At $675k, it sold for $30k more than the last match-model sale, which sold at the peak of the market last spring and was the highest sale price in the community the past year, until my sale.
My experience as a license appraiser proved invaluable as I was able to provide the appraiser with a persuasive analysis supporting our top-of-the-market price, no easy task in today's down-turned market!

The news is all over the place on this one but one fact remains…all real estate is local and many factors influence what might be happening in your neighborhood. We've had a 6+ year run of solid price appreciation and it’s still a great time to sell.

I recently sold this home for Steve1968LS2.

We went under contract a few days after listing, over asking, and closed escrow 30 days later. It’s the highest sale price in the tract and I negotiated a 3-week rent back for him and his family.

Wow, what a ride the past 16 months have been! The market went from panic and fear of the unknown at the very start of the pandemic, to the strongest sellers’ market I’ve seen in my 30+ yrs of selling real estate. One thing I can tell you is that the current market environment won’t last forever.

I talked this Redondo Beach seller out of listing last April 2020 due to market conditions at that time. Instead, we listed their home this past June and it sold for far over asking at $2.255m. I had a clear strategy, including listing below market, to capture maximum buyer interest.
