ThomasHoward, ask yourself this?: what percentage rate of return are you getting on your investments right now? And what interest rate are you paying on your second lien? If the interest rate on your 2nd mortgage is lower than your current rate of return on your investments, then just keep making your payments, or vice versa, thereby saving you the most money in the short term, especially since it's only a $25k loan balance. Hope that helps.

Compounding interest almost always trumps interest saved by paying off a loan early (in the long run). It's not as simple as which interest rate is higher. Unless your investment fund has little money in it, it's better to leave it be.

Another good point kalimus. Long term you should gain much more in your investments (especially since you say they're returning you 12%) versus paying <6% interest on your 2nd lien. Even if you only have a little bit of money in your investment account right now, if it's averaging 12% return, leave it alone and let it compound. Then just keep making your regular mortgage payments on your 2nd. If you're that concerned with paying it off, then maybe you should add a little extra from your monthly income source to each monthly payment! That'll bring down the balance much quicker as well.

I worked through 4 different lenders and had a hard time getting approved. I already owned a home and my wife had some school loans which in the wonderful state of CA is community property and was making it difficult.

I found Ken here and I will say this guy was on it, the previous people I tried working with dragged their feet and seemed as an uniformed loan broker instead of a direct lender. If I had any questions Ken was promt to call me back even on weekends. His posting here holds true if he cant do it no one can. Thanks Ken for your top notch service!!!!
