Hey guys just wanted to chime in here and let you all know Punisher is definitely the guy to go to with any finance/refi needs.

No Gimmicks here, with me a "no cost" loan means the lender pays for all of the closing costs by giving you a lender credit $$$ to cover the costs; your loan balance does not increase. If we save you $200 per month by lowering your rate, you save immediately.

What TakniteZx2 described is the old school, traditional refinance where the costs are wrapped into the new loan, which is an option, however it doesn't always make sense. If you save $200 per month, but have to add $6,000 to your loan balance, you won't justify the $6,000 expense until you've made 30 payments.

I simply show you your options and let you decide what makes most sense. Feel free to PM or contact me through our crummy website to see if refinancing makes sense.


Example of what a "No Cost" loan is with me:


$200k loan at old rate
+$2k closing costs (title insurance, escrow, appraisal, county recording)
-$2k lender credit to pay for closing costs
=$200k new loan amount

steve is a stand up guy, actually just finished up the no cost loan last week. it was a smooth transaction and steve puts his clients first. he drove down and i met with him and got all the paperwork signed. i would not hesitate to deal with him again, in fact i just referred another loan his way. thanks again

What areas in California can you refinance? I'm in Santa Barbara but we have been unhappy with our current mortgage broker and just finished a master bath remodel so we were thinking maybe to refinance now.

RESPA prohibits kickbacks for referrals and we are not giving gift cards to people who refer other clients to us. We are giving gifts to our customers, as a thank you for doing business with us.

We tried to re-fi to a fifteen year fixed earlier this year but equity to loan ratio ratio was short 33K.
On loan amounts above $417,000, the maximum loan to value allowed is 75%.
Is there a way around this?
